Our Trust Seals:

Living in Jacksonville Beach means the ocean is part of your daily routine. You can take an early walk on the sand, ride a bike to dinner or catch a sunset over the Intracoastal on the way home. It is also a real town with its own city government, a busy rental market and a few quirks that matter when a moving truck shows up. As movers in Jacksonville FL serving Jacksonville Beach, Premier Movers put together what to know before you call Jax Beach home.

The Jacksonville Beach Pier is a short walk or bike ride for many residents.

Is Jacksonville Beach Part of Jacksonville?

Not exactly. Jacksonville Beach sits inside Duval County, but it is one of the few municipalities that kept its own government when Jacksonville and Duval County consolidated in 1968. It has its own city council, police department and utilities. Public schools are still run by Duval County Public Schools. Jax Beach lies between Neptune Beach to the north and Ponte Vedra Beach to the south, with the Intracoastal Waterway on its western side.

It is a compact city. The U.S. Census Bureau estimated 23,615 residents in 2025, about the same as at the 2020 Census. Unlike the fast-growing suburbs to the south, the city’s population has held steady.

What Does It Cost to Live in Jacksonville Beach?

Living near the ocean comes at a premium. Census figures for Jacksonville Beach show:

Measure Jacksonville Beach
Median owner-occupied home value $575,800
Median gross rent $1,848 per month
Median household income $120,698
Homes that are owner-occupied 68.8%
Average commute to work 23.7 minutes

Source: U.S. Census Bureau QuickFacts, 2020–2024 American Community Survey. Today’s sale prices run higher than the five-year Census figure. In mid-2026, the Jacksonville Daily Record put the median for the Duval County beaches at around $787,500, and anything oceanfront or east of Third Street costs well above that.

Roughly one in three homes is rented, so Jax Beach has a lot of renters, from young professionals to seasonal residents. That means moving days cluster around the first of the month.

Flood Zones and Insurance

Every buyer in Jax Beach should check the flood zone before making an offer. FEMA zones can change from one block to the next. Homes in zone X are minimal risk, while AE and the oceanfront VE zones usually require flood insurance on a mortgage and carry higher premiums. Look up the exact address in the FEMA Flood Map Service Center and get insurance quotes early, because they can change your monthly budget a lot.

Condo buildings usually need an elevator reservation and proof of insurance before moving day.

Jax Beach, Neptune Beach or Atlantic Beach?

The three Duval County beach towns run together along the coast, but each has its own feel:

  • Jacksonville Beach is the busiest of the three, with the pier, the oceanfront boardwalk, nightlife and the widest mix of condos, apartments and single-family homes.
  • Neptune Beach is the smallest of the three and shares the shops and restaurants of Beaches Town Center with Atlantic Beach.
  • Atlantic Beach is the northernmost, running up toward Mayport and Naval Station Mayport.

All three share Duval County schools, and Fletcher High School in Neptune Beach serves much of the beaches area. Confirm zoning by address with the district.

What to Plan for When Moving to Jacksonville Beach

  • Sort out truck parking first. Streets near the ocean are narrow and parking is tight, especially downtown. Ask your landlord, HOA or building manager where a moving truck can park, and tell your mover.
  • Reserve the elevator. Condo buildings usually require a reserved elevator time and a certificate of insurance from your mover. Ask for both rules in writing.
  • Skip summer weekends if you can. Beach traffic on Beach Boulevard, J. Turner Butler Boulevard and A1A is heaviest on warm weekends. A weekday morning move is faster and usually cheaper.
  • Plan for hurricane season. Storm season runs June 1 through November 30, and the beaches are the first place evacuation orders reach. Read our tips on moving during hurricane season.
  • Downsize before you move. Beach homes and condos are often smaller than what people leave behind. If not everything fits, short-term storage gives you time to decide.

What Affects the Cost of a Move to Jacksonville Beach?

A move to Jax Beach from elsewhere in the Jacksonville area is a local move. What you pay depends on a few things:

  • How much you are moving. Less furniture means less time loading and unloading.
  • Building access. Elevators, walk-ups and long carries from where the truck can park all add time.
  • Specialty items. Bringing a spa to the beach? See our hot tub moving service.
  • Your moving date. Weekday mornings outside summer are the easiest dates to book.
